Lease a warehouse, or hire a 3PL?
Both models ship orders. They differ in who pays before the first parcel, who hires the crew, and how painful a slow month is. This comparison does not pick a winner for you.
What you take on, and what you hand off
Volume, how custom the work is, and whether you want to manage a crew. Those three decide more than a slogan does.
| Topic | Lease the building | Hire 3PL Zone |
|---|---|---|
| Cash to begin | Lease, racks, equipment, and deposits before the first order | You pay for work and space you use. No build-out of your own |
| Who hires | Recruiting, training, and coverage on sick days are yours | The floor team comes with the building |
| When volume swings | The room stays the size you signed for | Space and labor can move with the season, within what is open |
| Software | You choose, buy, and connect a system | Enterprise WMS, a live portal, a public API, and the integrations already running |
| Carriers | Your accounts and your discounts, if you have earned them | Discounted USPS, UPS, FedEx, and regional rates, rate-shopped on every order |
| Custom work | You can redesign the warehouse around a special process | A shared building favors a written spec. Deeply custom work needs a conversation |
| A good fit | Large, steady volume or a process you must own | Brands that want shipping handled while they stay asset-light |
Lease the warehouse
You own every quirk of the process. That pays off when volume is large and steady, when handling is unusual, or when the pack itself is part of the brand and you have people who like running it. The overhead is the price of that control.
Hire a 3PL
You skip the lease and the hiring, and you start from a warehouse that already ships. Capacity can flex, within the space and labor that are open. The trade is that the process has to be written down. If it only works because one teammate remembers it, write it down or keep fulfillment in-house.
Questions before you sign anything
Bring your volume. We will say if a lease still looks smarter.
A recommendation that is not us is a valid outcome of the call.
